Blagdon, North Somerset - 9 Self & Custom Build Plots

Sitting on the western edge of the village of Blagdon, Somerset towards the southern end of Street End within the Mendip Hills Area of Outstanding Natural Beauty (AONB) and within the Blagdon Conservation Area, the site presents a unique opportunity for Self/Custom builders.

On the northern slope of Black Down, with views over Blagdon Lake to the North, the village is approximately 10 miles south of Bristol and 11 miles east of Weston-super-Mare. The site is within a short distance of the village centre and only couple of minute walk to the nearest bus stops on the (A38) High Street. Also, in the local area is a public tennis court coupled with rolling hills perfect for muddy walks with the family.

Planning has been secured for 9 large Self-build plots on two sites (of 3 and 6 dwellings), on Street End, close to the historic centre of the village, which has a history dating back 49AD.

From the 1920s the site was used as a motor repair garage and included 2 petrol pumps. The business evolved over time and the family owners ran for many years, both a motor coach hire and maintenance business along with providing horse drawn carriages. Over the last couple of years only the horse drawn carriages has continued under the commercial name Blagdon Lioness Coaches which is rated for Business Rates. It is understood that ‘horsiculture’ has taken place at the site since 1929.

The consent is outline and requires that individual, or a group of, self/custom builders apply for the detail consent in accordance with the plot passports and detailed design process. To assist we have produced a bespoke set of design/layouts for the indicative types shown on the plots and street scene.

The properties on both sites will separately share a communal access/courtyard which will be transferred to the residents and be their responsibility for maintaining.

We are now seeking a delivery partner to carry out the infrastructure (demolition, civilisation, shared areas, and servicing) so as to provide serviced plots.

A delivery program with then be prepared so that potential self/custom builders will be able to plan ahead.
